STRABAG Belgium is renovating the existing BMW Belgium Luxembourg office site in Bornem under a Design & Build contract.
STRABAG Belgium is carrying out the comprehensive renovation of the existing BMW Belgium Luxembourg office site in Bornem under a Design & Build contract. The design and fit-out are being developed in collaboration with architectural practices VA-NG and PUUR. Central Services, STRABAG Belgium’s in-house engineering department, is responsible for design coordination and the structural engineering.
The core scope of the project comprises the renovation of the existing office buildings and the conversion of a warehouse into a daylight gallery. This new space is designed to place natural daylight at the heart of the refurbished working environment.
Alongside the building renovation, the external areas are being redesigned under the direction of landscape architect OMGEVING. The works include redesigned car parks, new access roads, landscaping and swales for rainwater infiltration.
A range of measures relating to water and energy management are also being incorporated. These include a rainwater buffer of more than 400 m². The use of gas for heating is being phased out, with the building heated via climate ceilings or fan coil units powered by heat pumps. New air handling units will be installed for ventilation.
Solar panels will also be installed on the roof, while additional insulation will be added to the roofs and façades.
A key challenge within the project is the tight construction programme. The project, with a construction budget of €21.9 million, is being delivered within one year. The renovation and commissioning of both office floors are scheduled for January 2027. The external works and daylight gallery will follow, with final completion scheduled for the end of March 2027.
